Door Refinishing in Fulton, MD
Fulton is southern Howard County, bordered by the Patuxent River to the south and US 29 to the east, and it is one of the newest door markets in the region. The Fulton CDP counts 1,952 housing units, and 1,261 of them were built in the 2010s alone — barely 35 units in the whole place predate 1970. Median household income is $222,039 and median home value $913,100.
That sounds like the wrong market for refinishing until you look at the doors. Big stain-grade entries from 2005 onward are now failing on their south and west exposures. We strip and refinish them on site, in a day, with a one-year written warranty. Call (202) 979-9977.
New-Build Entry Doors in Maple Lawn and Fulton's Post-2004 Housing
Fulton's build curve is unusually steep: 1,261 units from the 2010s, 473 from the 2000s, 115 since 2020, and almost nothing before that. Maple Lawn drives it. The Iager family farmed the land from 1839, and Greenebaum & Rose Associates proposed a dense mixed-use scheme on the 506-acre farm in the late 1990s; construction started around 2004 and 2005. The doors that came with those houses are stain-grade — mahogany, sapele, knotty alder, and a lot of wood-grain fiberglass — sized for tall two-story entries with sidelights and transoms. They are ten to twenty years old now, which is exactly when a factory clear coat gives out on a sunny elevation.
Clear Varnish in Full Sun Needs Recoating Every 1–2 Years
The USDA Forest Service Wood Handbook, chapter 16, is blunt about it: clear varnish in direct sun needs recoating every one to two years. Almost nobody does that, which is why so many Maple Lawn front doors look ten years older than the house behind them. Clear finishes have no pigment to block sunlight, so the light goes straight through the film and attacks the wood surface underneath. The film then loses its grip and starts flaking off in sheets, usually beginning at the top rail where the sun hits hardest. The same handbook notes north-facing finishes last about twice as long — orientation is most of the story here.
Maple Lawn HOA Color and Material Approval
Maple Lawn is covenant-governed, with a residential homeowners association alongside a separate commercial owners association, and the rest of Fulton sits under Howard County zoning and a mix of subdivision covenants. Exterior color and material changes generally go to the association for approval, and the paperwork usually asks for a color sample and a description of the product. Refinishing an existing door back to its approved color is the easiest version of that conversation, because nothing about the elevation changes. Where a local historic district applies, Howard County's Historic Preservation Commission issues Certificates of Approval. Check your own association or the county first; we supply samples and product data sheets for the application.
Fulton Neighborhoods We Cover
We cover the 20759 footprint: Maple Lawn and Maple Lawn Farms including the Midtown blocks, Hunterbrooke, Cherry Tree Farm, Cherry Tree Park, Maple Highlands and Pindell Chase, plus Scaggsville across US 29 and Highland to the west. The ZIP as a whole reports a median home value of $954,700 and household income at the Census Bureau's top code of $250,001, which means $250,000 or more rather than a true median. The doors match that scale: eight-foot slabs, doubles, full sidelight-and-transom surrounds, and wood garage doors on the larger detached lots toward the Patuxent.
One-Day On-Site Door Refinishing in Fulton
Everything happens in the opening. We mask, set containment, take the old finish off, sand back to clean bare wood or, on fiberglass, abrade the surface properly, then stain and build coats on the slab where it hangs. Your door is never off, your house is never open. A single entry is a one-day job; a double or French pair may run to two. Fulton pricing is $550 to $1,400 for a single entry door, $950 to $2,200 for a double or French pair, and $1,200 to $3,200 for a wood garage door, all under a one-year written warranty. Call (202) 979-9977.

Questions
Frequently Asked Questions
How often will a newly refinished door need a maintenance coat?
It depends almost entirely on which way it faces. The USDA Forest Service Wood Handbook gives one to two years for clear varnish in direct sun, and roughly double that life on a north exposure. A pigmented stain system under a good topcoat, on a door with real overhang, will normally go several years. We tell you at handover what your specific door is likely to need, and what the early warning signs look like.
Can a builder-grade fiberglass door be refinished to look like wood?
Yes, and a lot of Maple Lawn doors are exactly that. Fiberglass has a molded grain pattern and takes a gel stain well, so the finished result reads as wood from the street and up close. The method differs from timber — no stripping to bare substrate, controlled abrasion instead — and the coating system has to be one made to bond to fiberglass. Done properly it lasts as long as the finish on a wood door.
Will you provide color samples for my HOA application?
Yes. We make up a physical sample on the same substrate as your door and provide the manufacturer's product data for the stain and topcoat, so your association is approving the actual system going on the house. Most associations treat a refinish back to the existing approved color as maintenance rather than an alteration, but we do not guess on your behalf. Submit it and let them confirm before we schedule.
My door is only twelve years old and already gray — why?
Because the factory finish on most builder doors is thin, and clear coats carry no pigment to block sunlight. Southern Howard County entries take a lot of direct sun, and a south-facing door actually gets more direct sun from November to February than it does in June and July, when the sun is high and the overhang shades the slab. Twelve years without a maintenance coat on a sunny elevation is a normal life span.
