Refinish or replace

Front Door Refinishing vs. Replacement

Nine times out of ten the door is fine. It is the finish on top of it that failed — and a finish is a few hundred dollars of material and a day of skilled work, not a construction project.

What we do

Refinish it

A fraction of replacement Itemised written price before any work starts

  • Keeps the door that was built for your opening
  • Done at your home, usually in one day
  • No trim damage, no repainting, no drywall repair
  • No permit, no HOA or historic-district approval fight
  • Solid mahogany and old-growth wood is better than what is sold today

Replace it

$3,500–$8,000+ Typical installed cost for a comparable entry door in this region

  • Weeks of lead time on anything not stocked
  • Trim, casing and paintwork disturbed and re-done
  • Your home open to the weather during the swap
  • Historic districts may refuse the replacement outright
  • New door arrives with a factory finish that fails the same way

What we restore

Door Refinishing & Wood Restoration Services

Most companies stop at the door slab. A restored door beside a grey frame and a chalky sidelight still looks tired — so we finish the whole opening.

02

09

Repairs, Weatherstripping & Hardware

Maintenance & Clear-Coat Renewal

A light re-coat every couple of years keeps a south-facing door from ever needing a full strip again.

The process

How We Refinish Your Door — 4-Step Process

If a refinished door goes bad within a year, it is nearly always because the old finish was sanded rather than stripped. Everything below is built to prevent exactly that.

Strip to bare wood

Every layer of failed finish comes off by hand. No shortcuts, no sanding over old varnish — that is why most refinished doors fail again in a year.

Repair & sand

Rot, checking and water damage in the bottom rail are repaired first. Then multi-grit sanding until the grain is glass-smooth.

Stain & colour match

We match your trim, your shutters, or the colour you have always wanted. You approve the sample on your own door before we go further.

Marine-grade topcoats

Multiple coats of UV-stable marine finish — the same class of product used on yacht brightwork, because your door faces the same sun and water.

Why doors fail here

Why Front Doors Fail in the Mid-Atlantic

Homeowners assume a peeling door means a cheap door. It usually means an exposed one. The mid-Atlantic is unusually hard on exterior wood, and the numbers below come from the US government — NOAA, NASA and the Forest Service — not from us.

This is also why we quote a light maintenance re-coat rather than waiting for the next full strip. It is the cheapest door work you will ever buy.

  • ~90freeze‑thaw cycles a year at Dulles — your door swells and shrinks about ninety times every winter.Derived from NOAA daily records, 1991–2020
  • Nov–Feba south-facing door takes more direct sun in winter than in June or July. The low sun strikes the face nearly square on.NASA POWER solar data, 2001–2020
  • a north-facing door’s finish lasts twice as long as a south-facing one. Exposure, not age, decides when a door fails.USDA Forest Service, Wood Handbook, ch. 16
  • 1–2 yrshow often a clear varnish in direct sunlight actually needs recoating. Most doors in this region were last done far longer ago than that.USDA Forest Service, Wood Handbook, ch. 16
  • 118separate rain events a year at Dulles. It is the number of soakings, not the total inches, that opens a finish up.NOAA NCEI climate normals

Questions

Door Refinishing Questions, Answered

Do you take my door away?

No. Almost everything we do happens at your home, with the door on its hinges or on a stand a few feet away. Your house is never left open, and there is no gap of days where you are living behind a sheet of plywood.

How long does it take?

Most single entry doors are stripped, stained and top-coated in a single day. Double doors, or doors with sidelights and a transom, usually run one to two days. We tell you which before we start, in writing.

Is refinishing actually cheaper than replacing?

Substantially. A comparable solid-wood or fiberglass entry door in this region typically runs several thousand dollars installed, before you account for trim, painting and the disruption. Refinishing is a fraction of that, and it keeps the door that was built for your opening.

My door is peeling and grey. Is it too far gone?

Usually not. Grey, chalky, flaking wood is a surface condition — the failed finish and the top layer of sun-damaged fibre come off in the strip and sand. What genuinely ends a door is structural rot through the bottom rail or stiles, and even a lot of that can be repaired. Send us a photo and we will tell you honestly.

Why did my last refinish only last a year?

Almost always because it was sanded and re-coated rather than stripped, or because it was finished with an interior-grade product. A clear finish in direct sun genuinely needs recoating every one to two years unless it is built up properly with UV-stable marine-grade coats. That is the whole difference.

Do you do fiberglass and iron doors too?

Yes. Fiberglass gets re-grained and re-stained so it reads as wood again. Iron and wrought-iron doors get the rust arrested and the finish rebuilt. We also handle garage doors, interior doors, cabinets, trim and staircases.

Which areas do you cover?

Northern Virginia is home base — McLean, Great Falls, Vienna, Arlington, Alexandria and the rest of Fairfax and Loudoun. We also work across Washington DC and into Montgomery and Howard counties in Maryland, and out to Middleburg, Purcellville, Warrenton and Annapolis.

What does it cost?

It depends on the size of the door, whether both sides are being done, the condition of the wood, and whether sidelights, a transom or the frame are included. We give you an itemised written price before any work begins, and it does not move afterwards. Text a photo of your door and we will get you a number quickly.
