The Haven, The Flats, One National Harbor and the Fleet Street and Waterfront Street buildings are condominiums, where the door that fails is the balcony or terrace door as often as the front one. Most of what we see is stain-grade fiberglass and engineered wood with a factory clear or lightly pigmented finish, and factory finishes on a river-facing elevation do not last fifteen years.

It is refinished rather than stripped to substrate, so the prep differs, but the result is a door that matches its neighbors again. Does being on the Potomac really make a difference to how fast my finish fails?
Yes, though we will not put a number on it that nobody has measured. Wind-driven rain off open water pushes moisture into joints and end grain that a sheltered street elevation would shed, and sun bouncing off the river adds light load on top of direct sun. Practically, river-facing doors here show chalking and edge lift earlier than the same door on an inboard elevation of the same building.
Can you handle a townhouse door with a full-height sidelight and glass?
That is most of what we do here. Glazing gets masked and the glazing beads worked by hand so the seal is not disturbed and the stain line stays crisp against the glass. Sidelights and transoms are quoted separately from the door slab because they are separate units with their own prep. If a glazing seal has already failed, we tell you before we start rather than after.
