Sterling is two towns with two different door problems. Sterling Park is the original one: M.T. Broyhill founded the Sterling Park Development Corporation in 1961, bought 1,762 acres and partnered with U.S. Steel to build Loudoun County's first planned community, turning out houses from 1962 into the mid-1970s. Those houses are modest and their doors are small.
North of Route 7 it is a different market. Cascades and Lowes Island are roughly 6,500 homes built from the late 1980s through the 90s around golf and the Potomac, and Countryside added more than 2,500 Victorian-styled houses between 1981 and 1991. Two Sterlings, Two Completely Different Doors
A Sterling Park door from 1965 is typically a narrow flush or three-panel slab, painted, with an aluminum storm door hung in front of it. There is rarely a sidelight and never a transom. Cascades and Lowes Island doors from the late 1980s and 90s are taller, often a full eight feet, usually stained oak or stain-grade fiberglass with a leaded oval or arched insert, sidelights on both sides, and a wood garage door on the same elevation weathering at the same rate. Countryside falls between the two, carrying the Victorian-style detailing that development is known for. The first job is a straightforward strip and repaint at the bottom of our range. The second is a full entry.
The Winter Sun Is What Is Burning Your Sterling Door
NASA POWER's 2001 to 2020 climatology for Northern Virginia measures solar energy landing on a vertical, south-facing surface, which is exactly what a front door is. The result is counter-intuitive. That surface takes more energy in November, December, January and February than it does in June or July. The reason is angle: in midsummer the sun is high and skims down the face of the door, while in midwinter it is low and strikes it almost square. So a south-facing Cascades entry takes its heaviest UV load in the same months it is going through freeze-thaw, with no leaf cover on the street trees to soften it. That is why south elevations here fail first.
Cascades, Countryside and Lowes Island HOA Rules
The Cascades association covers Lowes Island, Potomac Lakes and the Westlakes area and runs the pools, courts, trails and community centers you already pay for. Countryside and Great Falls Chase run their own. All of them hold architectural standards on exterior appearance, and entry door paint and stain colors are typically inside that scope. Sterling Park, being older and largely outside a modern HOA structure, generally is not. Practically: if you are north of Route 7 in Cascades or Countryside, read the guidelines before you settle on a color. If you are in Sterling Park, choose what you like. Sterling Neighborhoods and Communities We Cover

It went up from the 1970s into the mid-1980s in a California contemporary idiom, with dramatic rooflines and a lot of glass, which produced entries that are wide, often flush-panelled, and frequently paired with a full-height glazed sidelight. Those doors respond very well to refinishing and very badly to being swapped for a stock colonial six-panel, which is what usually happens to them. We would rather save the original than watch another one go in a skip.
A Day on a Cascades Driveway or a Sterling Park Stoop
On a Cascades or Lowes Island entry we generally need the full day and sometimes two: strip the pair, or the single plus both sidelights, sand, deal with checks in the stiles, then stain and build coats keeping the whole entry on one batch of color. On a Sterling Park house the storm door comes off first, because it has to or half the door face is unreachable, and the job is smaller, faster and cheaper. Our Sterling Park house is from the 1960s and the door is small and plain. Is it worth doing?
Often yes, and it is one of the cheaper jobs we take on. A small painted slab with no sidelights sits at the bottom of the $550 to $1,400 range. Whether it is worth it comes down to the wood. Broyhill-era doors were built to a price and a few are hollow-core units that were never really meant to face the weather at all. Send a photo of the door edge and the bottom rail and we will tell you which one you have.
Our Lowes Island door is under a deep portico and it still faded. Why?
A portico shades the head of the door in summer, when the sun is high overhead. It does very little in winter, when the sun is low enough to reach in under it and strike the face directly. NASA POWER data shows a south-facing vertical surface takes more solar energy from November through February than in June or July. Porticoes buy you real time on the top rail. They buy you almost nothing on the bottom half.
Can you refinish a door with leaded or beveled glass panels?
Yes, and plenty of Cascades and Countryside doors have exactly that. The glass and the leaded cames get fully masked before any stripper goes near them, because stripper attacks the glazing seal and dulls the metal. The wood beads around the glass are stripped by hand rather than with power tools. It is slower than a plain panel door and we price it accordingly, but it is routine work. We do not remove or replace the glass unit.
The clear coat is flaking off in sheets. Can you just recoat over it?
No, and anyone who tells you otherwise is selling you a repeat visit. The Forest Products Laboratory notes that when clear varnish fails you find wood fiber attached to the back of the flakes, meaning the wood surface itself has degraded under UV. A new coat laid on top has nothing sound to bond to. Their own guidance is to scrape, sand or otherwise take the finish off before reapplying, and that is what we do.
