Greenbriar has no HOA. Do we need anyone's approval to restain our door?

No. Greenbriar's roughly 1,900 Levitt-built houses were developed without a homeowners association, so there is no architectural committee to apply to and no approved color list to work from. You choose the color. The only things to check are the general county rules that apply to everyone and any covenant written into your individual deed, which is uncommon here but worth two minutes if you bought the house recently.

There is a gray-green film on our north-facing Chantilly door. Is that mold?

Almost always mildew rather than structural mold, and it grows there because a north-facing door dries slowest. The Forest Products Laboratory lists growth of microorganisms among the drivers of finish breakdown, alongside UV, moisture and temperature change. It has to be killed and washed off before any new finish goes on, otherwise it grows straight back underneath the coating and lifts it. That is part of our standard preparation, not an add-on.

How do you keep stripper and dust off our brickwork and planting beds?
