That is the USDA Forest Service's published figure for exterior varnish, and it catches people out who paid for a factory clear coat. Their wording is that varnish lacks exterior permanence unless protected from direct sunlight, and that varnishes in direct sunlight generally require refinishing every one to two years, embrittling and then cracking and peeling. Pigment is the fix. The same source ranks finishes from least to most protective as clear varnish, pigmented varnish, semitransparent stain, solid-color stain and paint. Is a townhouse front door cheaper to refinish than a single-family one?

Yes, usually by a noticeable margin. A townhouse entry is typically one slab with no sidelights, no transom and no fanlight, so there is a fraction of the surface area of a full estate entry. Those jobs sit at the bottom of the $550 to $1,400 range for a single door. What can push a townhouse job up is heavy layered paint, a damaged bottom rail, or a storm door that has trapped heat and cooked the finish underneath it.

We are on the water at Belmont Bay. Does that change anything?

It changes the exposure rather than the process. Doors at the river confluence take wind-driven rain side-on with nothing between them and open water, so the failure usually turns up on the windward stile and the hinge-side edge instead of at the bottom rail. We add coats on the exposed faces rather than spreading them evenly, which follows Forest Products Laboratory guidance for fully exposed elevations. Expect a shorter maintenance interval than an inland door.

Our door was painted a very dark color and now the paint is crazing. What happened?

Dark colors run hot. A dark door in direct sun reaches a far higher surface temperature than a pale one, the wood underneath dries and moves more, and a film that cannot follow that movement cracks into a network of small squares. Layered old paint makes it worse, because thick films fail first at the oldest layer against the wood. Crazed paint has to come off completely. Recoating over it only buries the problem for a season.

How long is the door actually out of use?

Most of a working day. It stays on its hinges throughout, so your house is never standing open or boarded over, but you will not want to be opening and closing it while the finish is wet. Plan on using a garage or back entry from mid-morning until we pack up. We normally leave it closable and lockable before we go, with the coating still curing for a day or two after that.
